The Construction Timeline Explained: Key Stages in a New Build Development

1. Planning & Design Stage

This is where your vision takes shape. You’ll work closely with designers, draftspeople, or architects to bring your ideas to life through detailed plans and drawings.

During this stage:

  • Site surveys, soil tests, and preliminary engineering assessments are completed.

  • You’ll finalise your floor plan, façade style, and key design inclusions.

  • The builder prepares a detailed quote and contract documentation, outlining costs, materials, and timelines.

Tip: Take your time here—changes made now are far easier (and cheaper) than those made once construction starts.

2. Pre-Construction & Approvals

Before any soil is turned, all the necessary approvals and documentation must be in place.

This includes:

  • Building permits and council approvals (planning, energy efficiency, engineering, etc.).

  • Finance approvals and insurance.

  • Final colour and finish selections—tiles, tapware, cabinetry, lighting, and paint.

At this point, your project moves from planning to execution. Materials are ordered, trades are scheduled, and your site is officially queued for commencement.

3. Site Preparation & Slab Stage

The construction team begins by preparing the site and forming the foundation.

Key steps include:

  • Site cut and earthworks to level the ground.

  • Underground plumbing and electrical conduits are laid.

  • The concrete slab is poured, forming the structural base of your new home.

  • Once cured, the slab is inspected and certified before framing begins.

4. Frame Stage

Here’s where your new build really starts to take shape.

  • Timber or steel frames are erected, defining walls, window openings, and roof lines.

  • The structure is checked for alignment and compliance by the building supervisor.

  • You’ll get a first real sense of the home’s scale and layout.

This stage sets up everything that follows—accuracy here ensures a smoother fit-out later.

5. Lock-Up Stage

At this point, the shell of your new home is complete and secure.

  • External walls, roof sheeting, and windows are installed.

  • The building is “locked up,” meaning it can be safely secured against weather and unauthorised access.

  • Internal trades can now begin working under cover.

This is often the milestone where progress becomes more visible and tangible.

6. Fixing Stage (Internal Fit-Out)

Now the interiors start to transform from a frame to a finished space.

This stage covers:

  • Plasterboard, internal doors, skirting, architraves, and cabinetry.

  • Plumbing and electrical fit-offs for bathrooms, kitchens, and lighting.

  • Tiling, painting, flooring, and detailed finishing work.

Attention to detail is crucial here—this is where craftsmanship makes all the difference

8. Post-Construction & Maintenance

After handover, most builders offer a defect liability period (typically 3–6 months). This allows time to settle in and report any minor issues that may arise as materials acclimatise.

Regular maintenance (e.g., cleaning gutters, checking seals, and servicing air-conditioning) will help preserve your home’s longevity and appearance.

A new build is much more than bricks and mortar—it’s a coordinated process of design, construction, and craftsmanship that results in a space built to last.

Understanding each stage empowers you to plan your finances, manage expectations, and communicate confidently with your builder and trades. Whether you’re building a single residence or a multi-unit development, success comes from preparation, transparency, and a builder who values precision at every step.
